Community Features:
Emerald Lake is a community of 135 townhomes surrounding a peaceful lake and natural preserves, located in Lake Worth, FL. The community offers a community pool and bike path which is located at the back of the community.

Regularly Scheduled Meeting. 
Board meetings are held at the Board’s discretion. All Board meetings will be noticed with at least 48 hours in  advance of the meeting.

Association Financial Information:  
Each lot is responsible for a monthly assessment to the Association, due on the first of each month, and will incur a late fee if not received by the 10th of the month.

Community Restrictions:  Please refer to the Association documents for complete information.

  • Only two (2) pets are allowed per home.  All pets shall be walked on a leash while on the exterior of home and person walking the pet /Owner shall immediately clean up all matter created by the pet.
  • No Bed & Breakfast, Air B & B, no multiple leases per unit.
  • No recreational, playground, trampolines, sports equipment shall be installed or placed without Association approval.
  • No fishing, swimming, or boating in any of the lakes and waterways.
  • No parking in neighbor’s driveways. Neighbors may tow any vehicle on their property.

Parking:

  • Any vehicle parked curbside, directly on the roadway, directly on the grass, or partially on grass/roadway or in an unauthorized parking area will be booted.
  • Any vehicle without a tag, altered tag or with an expired tag, will be booted.
  • Any vehicle inoperable due to flat tires, etc., will be booted.
  • No commercial vehicle, limousine, boat, trailer, camper etc.
  • All residents must have a resident barcode sticker on their vehicle.

The Entry gate is closed daily from 6PM to 5AM residents with barcode will enter through right lane, while visitors are to use the left lane.

Landscaping:
Each owner is responsible for maintaining their trees, shrubbery, and grass replacement for their lot.  The Association provides mow and trim maintenance and irrigation only. Therefore, we ask that each homeowner weeds, fertilizes, and much their trees, shrubbery, and other landscaping regularly.

Maintenance:
Emerald Lake HOA is a Homeowners Association in which the unit owner is responsible for 100% of their unit including roofs.

Insurance:
Pursuant to the Declaration of Covenants and Restrictions, each homeowner shall carry blanket all-risk casualty insurance on the lot(s) and structure, including wall, roof, and structure. Furthermore, each owner shall provide proof of said insurance to the Homeowner’s Association or Management Company for the Homeowner’s Association yearly.

Application for Lease:
All lease applications are to have Association approval PRIOR to occupancy. Association has up to thirty (30) days of receipt of a fully completed application for application to be approved or denied.  Processing/background fee of $100.00 payable to GRS Management (non-refundable) and a $137.00 Application Fee, payable to Emerald Lake Homeowners Association (non-refundable) required for all applications.

The Association may disapprove an application for lease due to: Owner delinquent with Association dues, unresolved violations of Association documents/rules & regulations, convicted felon or proposed occupant is listed on the Sexual Predator List. Homeowners who allow the leasee to move in prior to HOA approval will be automatically denied and the homeowner will be responsible for the HOA legal fees.

No Lease Agreement may be for less than six (6) months, and no home may be leased more than two (2) times during any twelve (12) months.

Architectural Changes:
All exterior alterations are to have PRIOR Architectural Review Board (ARB) approval.

Garbage & Recycling:
Household trash on Wednesday and Saturday 

Recycle is Wednesday.

Please place containers on the roadside after 6:00 P.M. the evening prior to scheduled pickup: Trash bins/cans must be put away the same day as the day of pick-up.All containers are required to be stored out of sight.  Trash must be put in trash bins, please do not leave plastic bags outside. We do not want trash blowing around the community and in our lakes.
