Community Features:

Gramercy Square HOA is a community of 147 townhomes located in Delray Beach, FL The community offers a pool, pool cabana, fitness center and tot lot.

Community Restrictions:

Please refer to the association rules and regulations. Some common restrictions are:

Parking- All vehicles shall be parked in the garage or driveway of your unit. No parking is permitted on roadways. Vehicles in violation will be towed at vehicle owner’s expense.

Garbage and recycle containers - All garbage and recycle containers MUST be stored within a garage. Garbage MUST be placed in closed garbage containers. Containers may not be placed out for collection sooner than the night prior to a scheduled collection day and must be recovered prior to the end of the collection day. Collection days are Tuesday and Friday. Tuesday’s collection is regular garbage, bulk and vegetation. Friday’s collection is regular garbage and recycling.

Leases/Sales - All leases and sales MUST be approved by association PRIOR to tenant occupancy. Association has right to terminate a lease for failure to observe any of the provisions of the Condominium documents. For applications, contact the management office.

Pets – no more than three (3) domestic animals. No pit bulls or other breed considered to be dangerous. Pets must be kept on a leash at all times while outdoors and all waste deposited by a pet shall be immediately removed by owner. (Palm Beach Leash law, Ordinance Section #4 as well as Association Documents).

Application for Purchase or Lease:

An application and certificate of approval are required for each purchase and lease in the community. The application fee to process a resale or lease is $200.00 payable to GRS Community Management. A background check will be performed for additional lease applicants and a fee of $100 per applicant over the age of 18 is required. Check should be made payable to Gramercy Square HOA. A link is provided on this website to obtain the application package and instructions for submitting the fees and documents to GRS Management Associates, Inc.

Capital Contribution:

A Capital Contribution equivalent to one quarterly assessment is due upon the closing of your new home

Architectural Changes:
