Community Features:
Grand Creek South is a gated community to 137 single family homes located in St. Johns, FL. The community features a community swimming pool, a playground, a dog park, and two (2) man-made lakes for all residents to enjoy.

Grand Creek Pool Key Fob:
Pool Key Fobs can be obtained by calling Nathaniel at Freedom Property Management, 904-490-9919 OR email customercare@fcmjax.com.   Replacement Key Fobs are $15.  New Residents receive a free key fob.

Available Gate Access Devices:

  1. Barcode Stickers: Each new resident receives 2 barcode stickers. New Barcode Stickers are $15.
  2. White Entry Card: Each new resident receives 1 white entry card. New White Entry Cards are $25.

Regularly Scheduled Meetings:
The Board of Directors meetings are held at the discretion of the Board.

Association Financial Information:
Each home is responsible for Quarterly Maintenance Assessments to the Association, due on the 1st day of January, April, July and October. Payments are considered late after the 15th day of the first month of the quarter and may incur a late penalty fee.

Community Restrictions:
Please refer to the Association’s Governing Documents and Rules and Regulations for a comprehensive overview. The following are only a couple of the community restrictions:

    • A non-refundable working capital contribution fee in the amount of $500.00 is due and payable to the association at the time of transfer/closing of a home.
    • No lease term shall be for less than one (1) calendar year.
    • No more than three (3) dogs and three (3) cats are permitted per household.

Application for Purchase or Lease:
An application and certificate of approval are required for each purchase and/or lease in the community. Please click on the link on the left rail to download the Purchase/Lease Application package.

Architectural Changes:
All exterior modifications to the home and/or property must be approved by the Architectural Control Committee. Please download an application by clicking on the link to the left under Downloads.

Garbage and Recycling:
Recycling is scheduled for Wednesday. Garbage pickup is scheduled for Friday.
