Newport Bay Club, Inc. is an exclusive, gated residential community located in the heart of central Boca Raton, Florida featuring 225 single-family homes. The community is divided into four distinct subdivisions: Copper Lake, Hampton Club, The Estates, and The Tides. The Master Association managed the entire community including common areas, and the subdivision HOAs for Copper Lake, Hampton Club, and The Tides also provide additional management and oversight for homes in their respective neighborhoods.

The community offers a wealth of exceptional amenities, including a 24-hour manned and gated security entrance, a clubhouse featuring a full kitchen, and a versatile card/multi-purpose room. Enjoy the temperature-controlled pool with lake views, a state-of-the-art fitness center, and separate men’s and women’s locker rooms with saunas. The active Pro Shop is staffed by on-site tennis and pickleball professionals. Regularly Scheduled Meetings:
Board of Directors meetings are held at the discretion of the Board, typically on a monthly basis.

Association Financial Information:
Each home is responsible for Quarterly Maintenance Assessments to Newport Bay Club, with payments due on the 1st day of the first month of each quarter.

Community Restrictions:
Please refer to the Association’s Governing Documents for a comprehensive overview. The following are only a few of the community’s restrictions:
• Single-family use only.
• Homes may not be leased during the first two years of ownership.
• All leases must be for a minimum of twelve (12) months.
• Renting or leasing individual rooms is prohibited.
• Lease applications are subject to screening and approval.
• No corporate or entity ownership permitted, except in connection with foreclosure.
• Subdivision specific rules: Copper Lake, Hampton Club, and The Tides have their own restrictions. Please refer to the governing documents for each subdivision.

Application for Purchase or Lease:
A purchase or lease application is required for each new purchase or lease. All lease applications will go through a screening process and must be approved by Newport Bay Club. All new buyers and lessees will participate in a welcome overview meeting with a community representative to receive important information about the community.

Architectural Changes:
All exterior modifications to homes and/or property in The Estates section of Newport Bay Club must be submitted to the Newport Bay Club Architectural Control Committee (ACC), using two copies of the ACC application found on this page.

For all exterior modifications to homes and/or property located in Copper Lake, Hampton Club, or The Tides, approval must first be obtained from their respective subdivisions. Submit three copies of the same ACC Application for approval from your subdivision before seeking approval from the Newport Bay Club ACC.
