Community Features:
Shakerwood is a community of 93 townhome units, located off Wellington Trace East in Wellington.
Regularly Scheduled Meetings:
The Board of Directors meets each month at 6:30 pm. Meetings are held through “Google Meets.” Detail and access link is emailed to the Membership ahead of each meeting and posted on our Community Bulletin Board.
Association Financial Information:
Each unit is responsible for a monthly assessment to the association, due on the 1st of each month. Payments are considered late on the 10th of each month. Late payments will incur interest penalty charges.
Community Restrictions:
Please refer to the association rules and regulations. Some common restrictions are:
No more than 2 vehicles permitted per Unit. Parking is regulated and parking passes administered through Management. Trucks, boats, motor homes and other such vehicles may not be parked on the property for greater than one (1) hour in any given twenty-four (24) hour period. Those in violation are subject to code compliance process/fine as enforced by the Village of Wellington.
Application for Purchase or Lease:
An application and certificate of approval are required for each purchase and lease in the community. The application fee for resale or lease is $100.00 payable to Shakerwood Association and $150.00 payable to GRS Community Management. All payments must be in the form of a money order or cashier’s check. A link is provided above to obtain the application package and instructions for submitting the fees and documents to GRS Community Management.
Leasing/Purchasing of units requires an application to be completed and submitted for Board review and approval. Applications require a background check. Approvals are not granted until an orientation is completed with Management and a Certificate of Approval issued. Orientations entail a meeting to discuss the rules and regulations of the community and to answer any questions the prospective owner or tenant may have regarding the Association and our facilities.
Architectural Changes:
All exterior changes must be approved by the Architectural Review Board. Please download an application by clicking on the link above.
Garbage and Recycling:
Garbage pickup is scheduled for Tuesdays and Fridays. Bulk Trash/debris may be set out on Tuesdays for pickup. Recycling may be set out on Fridays for pickup. Trash cans and recycling bins must be returned by the evening following pick up and should be stored out of view of the road. Trash must be contained/secured in plastic bags and should be placed in trash cans prior to being set out for pick up.
