Community Features:

Smithbrooke Homeowners Association is a community of 240 townhome units located in Lake Worth, Florida.

This is a well-located gated community that offers a clubhouse for entertaining, swimming pool, exercise room, racquetball court, and billiards.

Regularly Scheduled Meetings:

The Board of Directors meets the third Monday of the month in the clubhouse at 6pm.

Association Financial Information:

Each unit is responsible for a Monthly assessment to the association, due on the 1st of each Month. Payments are considered late after 10 day and may incur a late penalty fee.

Community Restrictions:

Please refer to the association rules and regulations. Some common restrictions are:

PET RESTRICTIONS:

• 2 Pet Limit.
• 50 lb. Total Weight Limit on Dogs.
• Pet Registration Form Required (In application)

PARKING RESTRICTIONS:

• No Commercial or Recreational Vehicles.
• No Parking on the Street.

Application for Purchase or Lease:

An application and certificate of approval are required for each purchase and lease in the community. The application fee for resale or lease is payable to GRS Community Management. All payments must be in the form of a money order or cashier’s check. A link is provided above to obtain the application package and instructions for submitting the fees and documents to GRS Community Management.

Architectural Changes:

All exterior changes must be approved by the Board of Directors. Please download an application by clicking on the link above.

Garbage and Recycling:

Garbage pickup is scheduled for Wednesdays and Saturdays. Recycling and bulk are picked up on Saturdays.
