Community Features:
Tropicana Gardens is a community of 65 Co-Ops, located in South Palm Beach. The community offers a large pool sitting directly on the intercoastal waterway, laundry room, storage, and large lobby.

Regularly Scheduled Meetings:
The Board of Directors meets January for the Annual Meeting, and October for the Budget Meeting. Notices are posted in the lobby and mailed hardcopy to all Shareholders in advance of meetings.

Association Financial Information:
Each unit is responsible for a monthly assessment to the association, due on the 1st of each month.
Payments are considered late on the 30th of each month and may incur a $25.00 late penalty fee.

Community Restrictions:
Please refer to the Association “House” rules and regulations. Some common restrictions are as follows: 55 and Older

One Parking Space
No Smoking - Common Areas

No Trucks/RV’s/Campers/Motorcycles Allowed

Application for Purchase or Lease:
An application, Proprietary Lease and Certificate of Approval are required for each purchase in the Community. Original Stock Certificates must also be provided along with the completed purchase application to Management. It is the responsibility of the Seller to produce their original stock certificate and proprietary lease to Management for review of the Board prior to or immediately following Closing. On Site Screenings will be scheduled and must be performed ahead of any closing with the Association Screening Committee. Buyers should be prepared to complete and sign a new proprietary lease and stock certificate for the Unit to be purchased at the time of screening.

The application fee for resale is payable to GRS Community Management. All payments must be in the form of a money order or check. A link is provided to the left to obtain the application package, proprietary lease form and instructions for submitting the fees and documents to GRS Community Management.

Garbage and Recycling:
A Community Dumpster and Recycle Bins are conveniently located on premises in the far corner of the front parking lot. Garbage pickup is scheduled for Wednesday & Saturday. Recycling and bulk are picked up on Tuesday and Friday. Bulk debris such as furniture may not be left in the dumpster pad area or blocking the dumpster. It is the responsibility of the Shareholder to contact the City of Lake Worth when special pickups are required..
