Community Features:
Tuscany Property Owners Association is home to 455 single family residences located in Delray Beach, FL and is comprised of two neighborhoods (North and South) and in which all residents enjoy the amenities one typically finds at a 5-star hotel. Tuscany North and Tuscany South each have their own respective recreation areas for residents to enjoy.
Tuscany South residents and their invited guests can enjoy the following great amenities: Swimming Pool, Event Room with Catering Kitchen, 24-Hour Fitness Center, Tennis Court, Outdoor Basketball Half-Court, Shaded Children’s Tot Lot, Clubhouse Patio Barbecue Area with tables and free Wi-Fi.
The Association maintains the landscaping and irrigation for each individual lot, including hardwood tree trimming once a year and palm trimming twice a year. The Association also provides alarm monitoring services for every home.

Stone Quarry Boulevard is the approximately one-mile-long, beautifully landscaped main roadway owned and maintained by Tuscany POA and shared with the neighboring apartment communities, and the commercial plaza. As a Property Owners Association (POA), Tuscany is responsible not only for the North and South communities but also for this shared roadway and its common areas. Stone Quarry Boulevard is one of the community’s most impressive features, with more than 197 Royal Palms lining the north and south entrance/exit lanes, extensive landscaping, and a small bridge crossing the canal. The boulevard serves as the main gateway into Tuscany POA North and South communities and creates the beautiful first impression residents and visitors enjoy when entering the community.
Association-Owned Green Space
Tuscany POA also owns a beautiful open green-space area located just north of the Tuscany North community and adjacent to Florida’s Turnpike. This additional Association-owned land provides a natural green buffer along the northern portion of the community and is another unique feature of the Tuscany property. The area is maintained as open green space and is not a recreational area or open for resident use.
Regularly Scheduled Meetings:
The Board of Directors meetings are held at the discretion of the Board.
Association Financial Information:
Each lot Owner is responsible for Quarterly Maintenance Assessments to the Association, due on the 1st day of January, April, July and October. Payments are considered late after the 15th day of the month and may incur a late penalty fee.

The following are only a few of the community restrictions:
- Owners must have title to the residence for one (1) year prior to leasing.
- Owners may lease their units for a minimum term of twelve (12) months
