Community Features:
Valencia Ridge Homeowners Association is a new construction, age qualified (55+) community to be comprised of approximately 500 single-family homes located in Wesley Chapel, FL. and will feature contemporary home designs, waterfront lots and world-class amenities such as a clubhouse, multiple pools, pickleball, tennis, and basketball courts, an expansive gym, restaurant and bar, sports lounge, and a large event hall.
Regularly Scheduled Meetings:
The Board of Directors meetings are held at the discretion of the Board.
Association Financial Information:
Each unit is responsible for Quarterly Maintenance Assessments to the Association, due on the 1st day of January, April, July and October. Payments are considered late after the 15th day of the first month of each quarter and may incur a late penalty fee.
Community Restrictions:
Please refer to the Association’s Governing Documents and/or Rules and Regulations for a comprehensive overview. The following are only a few of the community restrictions:
- Eighty percent (80%) occupancy of at least one person per household being 55+ years old; children under the age of twenty-two (22) years of age are prohibited from residing in the community.
- Leases are limited to one (1) lease during any twelve (12) month period and must be for a minimum of a seven (7) month lease term.
- Only common domesticated household pets are permitted – breed restrictions apply.

Architectural Changes:
