Verona Lakes Homeowners Association, Inc. is a 24-hour guard-gated community conveniently located between Lyons Road and US 441. The neighborhood offers a secure and well-maintained environment for residents.

The community consists of:

  • 243 single-family homes
  • 320 townhomes

Living at Verona Lakes
Residents enjoy a variety of community amenities, including:

  • 24/7 Gated Security
  • Two Community Pools
  • Two Lighted Tennis Courts with pickleball striping
  • One Basketball Court
  • Fitness Center
  • Clubhouse
  • Two Outdoor Tot Lots
  • Two community entrance and exit access points for residents

Important Information for Townhome Residents

For questions or assistance related to townhomes within The Village at Verona Lakes (including Bella Vista West and Bella Vista East), please contact FirstService Residential, as they manage these subdivisions. This includes:

  • Exterior maintenance, roofing, and landscaping
  • Guest & overflow parking
  • Lease and sale applications, as well as estoppels specific to townhome units

Please note:

  • The Master Association does not oversee these townhome areas and does not issue estoppels for townhome units.
  • Townhome owners contribute to the Master Association, but these contributions are managed by FirstService Residential and The Village at Verona Lakes Board of Directors.

Master Association Responsibilities

The Master Association is responsible for:

  • Single-family homes
  • All common area amenities
  • Community-wide infrastructure, including roadways, swales, street signs, and signage
  • Issuance of vehicle barcodes and key fobs for community access

Included Benefits:

  • Bulk cable service (2 basic cable boxes per home) through Comcast/Xfinity is included in the monthly HOA fee for both single-family and townhome owners.

Master Board Meetings
The Master Board of Directors meets monthly at the Verona Lakes Clubhouse, typically on the last Thursday of each month at 6:30 PM. All members are welcome to attend.

Association Financial Information (Single-Family Homes)

  • Monthly assessments are due on the 1st of each month
  • Payments are considered late after the 10th
  • A $25 late fee applies beginning the 11th

Community Restrictions - All Main Roadways (Single-Family + Townhomes)

Parking:

  • Odd/Even side parking is enforced and alternates monthly
  • Parking must follow posted signage at community entrances
  • Overnight street parking (2:00 AM – 6:00 AM) is prohibited
  • All vehicles must fit within the garage and driveway—no exceptions
  • Parking in culdesacs is strictly prohibited
  • The Master Association does not oversee guest and overflow parking areas within the Townhome subdivisions

Architectural Changes - Single- Family Homes
Any exterior modifications must be approved by the Architectural Review Board prior to commencement. Applications are available online and may be submitted to the clubhouse office.

Garbage & Recycling Schedule (Single-Family + Townhomes)

  • Garbage Pickup: Tuesday & Friday
  • Yard & Landscaping Debris: Tuesday
  • Recycling & Bulk Pickup: Friday

All purchases and leases require an application to ensure proper processing and gate access setup.
