Community Features:
Wellington Shores Association offers a state-of-the-art virtual guard gate entry system which gains access to this lake front community of 181 single family homes located in the Village of Wellington, FL. The community offers many amenities including a clubhouse with a fitness center, a children’s playroom, and a social room. Additional amenities include a heated resort style pool and sundeck, tennis and pickleball courts, walking and jogging trails and two lakes.
Regularly Scheduled Meetings:
The Board of Directors meets once per month on the third (3rd) Tuesday at 7:00 p.m. in the Clubhouse.
Association Financial Information:
Each unit is responsible for a Monthly Maintenance Assessment to the association, due on the 1st day of each month. Payments are considered late after the 10th day of the month and may incur a late penalty fee.
Community Restrictions:
Please refer to the Association’s Declaration of Covenants and Restrictions and Rules and Regulations for a comprehensive overview. The following are only a few of the community restrictions:
- Only three (3) domestic animals are permitted per unit.
- A Capital Contribution equivalent to three (3) current monthly maintenance fees will be collected at the time of sale/transfer of the unit.
- Owners must own their units for a period of twelve (12) months prior to leasing.
- Lease agreements must be for a minimum of twelve (12) months.
Application for Purchase or Lease:
An application and certificate of approval is required for each lease in the community. An application for purchase/registration is required for all purchases in the community. Architectural Changes:
